Check if you're eligible and for which grant amount

  • If you pay your taxes at your financial institution, submit your home owner grant to us separately; financial institutions do not accept home owner grants

To avoid a 10% penalty on the outstanding property tax balance, make sure we receive your claim by the tax due date.

ARE YOU ELIGIBLE FOR A HOME OWNER GRANT?

There are two types of home owner grants:

  • Basic grant
  • Senior/additional grant

You can only claim one type of home owner grant. 

The amount of property tax you pay is dependent on which home owner grant you’re able to claim.

BASIC GRANT 

To be eligible for the basic home owner grant, you must meet the Province of BC's criteria:

  • Be a Canadian citizen or landed immigrant.
  • Ordinarily reside in British Columbia.
  • Be a registered owner or eligible occupant of your home.
  • Have the home be your principal residence (where you live and conduct your daily activities).

Tip  The grant does not apply to summer cottages, second homes, or rental properties. 

SENIOR/ADDITIONAL GRANT

You might be eligible for an additional grant, if you either:

  • Are 65 years old, or older
  • Have a disability
  • Receive a war veteran’s allowance

If you qualify for an additional grant, you must provide supporting documents.

In 2018 the home owner grant threshold of assessed or partitioned value is $1.65 million (from $1.6 million in 2017). The grant is reduced by $5 for each $1,000 above the threshold.

The basic grant is eliminated when the assessed or partitioned value reaches $1.764 million

The additional grant is eliminated when the assessed or partitioned value reaches $1.819 million

Tip If you qualify for the seniors or other additional grant, but the grant amount has been reduced or eliminated due to the $1.65 million threshold, you may still be eligible for the low income grant supplement  .
