Pre-Application Meeting
A pre-application meeting helps ensure Development & Engineering Services and other appropriate staff have a shared understanding of the proposal and can provide the applicant with preliminary guidance on specific application requirements. These requirements can include the potential for additional studies such as traffic, water, storm sewer, environmental and geotechnical assessments. The general feasibility of the proposal and the application process are also discussed. The proposal should be discussed with the Planning Department before a detailed proposal is prepared.
Applicants are encouraged to retain the services of a professional architect, planner or engineer to prepare plans. Applicants are encouraged to advise adjacent property owners prior to the application process in order to answer any questions and address any concerns neighbors may have.

Technical Planning Committee
The Technical Planning Committee is a frequently encountered best practice for the efficient and effective determination of development application project requirements. The Committee has representation from all areas of the City that are involved in Development.
The Committee's mandate is to identify project requirements for land-use development applications and recommend requirements on private/public sector development applications and projects, bylaws and other development issues including City generated applications.
