LATEST UPDATE: Small-Scale, Multi-Unit (SSMU) Housing Initiative

As of June 2024, the City of Penticton has introduced a new Zoning Bylaw and updated Official Community Plan to implement recent provincial housing initiatives, implement several OCP Housing Task Force recommendations, and further support growth in the City. As a part of these changes, all lots previously zoned for single-family detached, duplex and cluster housing have been consolidated into two zones, R4-L and R4-S, which permit up to four dwelling units. To support accessory units in these zones, parking requirements for carriage houses and secondary suites have been removed. Other changes include:

  • Removal of the Spiller Road area as a Growth Area and New Hillside Neighbourhood
  • Removal of on-site residential parking requirements in the downtown area
  • Remove parking requirements for carriage houses and secondary suites
  • Increase allowable building heights on the 400-600 blocks of Main Street from 15m to 36.6m
  • Creating Transit-Oriented Areas
  • Increase Lakeshore Drive Residential Front Yard Setbacks to 9m
