There are two types of Homeowner Grants:
- Basic Grant
- Senior/Additional Grant
You can only claim one type of homeowner grant.
The amount of property tax you pay is dependent on which homeowner grant you’re able to claim.
Basic Grant
To be eligible for the basic homeowner grant, you must meet the Province of BC's criteria:
- Be a Canadian citizen or landed immigrant.
- Ordinarily, reside in British Columbia.
- Be a registered owner or eligible occupant of your home.
- Have the home be your principal residence (where you live and conduct your daily activities).
Eligibility Criteria for the Basic Homeowner Grant
The grant does not apply to summer cottages, second homes, or rental properties.
Senior/Additional Grant
You might be eligible for an additional grant if you either:
- Are 65 years old, or older
- Have a disability
- Receive a War Veteran’s Allowance
If you qualify for an additional grant, you must provide supporting documents.

Eligibility Criteria for the Additional Homeowner Grant
- The grant does not apply to summer cottages, second homes, or rental properties.
- In 2025 the homeowner grant threshold of assessed or partitioned value is $2.175 million. The grant is reduced by $5 for each $1,000 above the threshold.
If you qualify for the seniors or another additional grant, but the grant amount has been reduced or eliminated due to the $2.175 million threshold, you may still be eligible for the low-income grant supplement.
