Online Permits

• An online permit account with CloudPermit is needed to share documents and communicate with our staff throughout your application process. To support the review of your application during the application process, staff will ask questions or request additional documents.
• Owners, agents and some professionals will need to be added as contacts in the application.
• You can pay most permitting-related fees online through your online permit account.
• Staff to check builders, trades and contractors to ensure they have a valid City of Penticton business licence or a South Okanagan business licence.
• When your permit is issued, you will have access to your issued permit and any drawings or documents that have been accepted.

Important note:  To submit an application online, you’ll need to register for a CloudPermit online account and then log in.

CloudPermit supports Firefox, Google, and Safari browsers.  Once registered, you can apply for building permits

All permit applications will have a specific document requirements that will consist of drawings (such as architectural, mechanical, floor plans, and so on) and documents (such as schedules, forms, reports, etc).

Each building requires its own application. For example, if two duplexes are submitted for one lot, each building needs its own application - i.e. Building A and Building B.  

Electronic file requirements

• Submit drawings and documents separately
• If your drawing has more than 1 page, do not separate the pages into different files.  Example:  if your architectural drawing set has 20 pages, upload all 20 pages as one file.  Don't upload each page separately. 
• Split the drawings by discipline and upload each set as its own file (example:  structural, architectural, etc).
• Upload documents (such as schedules, forms and reports) as individual files.

• Combining multiple or different document types will add delays to processing the application
• Submit all drawings and documents in PDF format unless noted (not as one zip or individual zip files)
• Don't lock, apply passwords or include any other document restrictions
• Have a logical file name (example address - drawing type - revision)

Electronic drawing requirements

• Present in acceptable industry standards in legible scale (for example, everything on the same page must be the same scale)
• Provide metric 1:100 or ¼ foot scaled plans
• Include North arrow for all plans
• Include Civic Address

Currently only new residential construction is online - New Single Family Dwellings, Duplex, and Townhomes.  More permits are in the works, so stay posted!

Important note:  Only certain permits are available to apply for through your online permitting account.

Log into your online permit account to submit your application. If you don't see the permit type listed, contact us for more information.

Following the submission of your application package:

• We will review it for completeness.
• The application fees will be calculated.

Once all required application documents have been submitted and fees paid, we will conduct a detailed review of your application.  During this review:

• We may contact you requesting that you address any conditions or deficiencies through CloudPermit
• You'll be able to see the current status of your permit application through CloudPermit.  

Once your plans are approved and your permit has been issued, you will receive an email from us with instructions on how to view and download your permit documents from your online CloudPermit account.

Important note :  You no longer need to pick up your issued permit document(s).  You are more than welcome to pay your invoice in person at City Hall as credit card payments incur a service fee.  See your invoice for options.

Approved drawings for the jobsite

For your inspection, one paper set of City of Penticton approved drawings (full-sized, colour and to scale), displaying the City accepted stamp, needs to be made available for viewing at the jobsite for our onsite workers and Building Officials.

Important note:  One printed copy of the City-approved permit needs to be made available for viewing at the jobsite for our inspectors.

Any inspections that are required, you'll be able to request the inspection through CloudPermit.

Approved drawings for the jobsite

City of Penticton Building Department has an electronic plan review process. As a result, permit applications are processed electronically. If an application is approved, the permit will be issued in PDF format and sent to the applicant in an electronic format.

The applicant must print the documents and drawings which form the Building Permit and keep them on the construction site.

The permit placard, drawings and supporting documents must be printed (full-sized and in colour) and kept on site.  The permit placard must be displayed in a conspicuous place on the construction site. 

Please let staff know if you would like a laminated placard, permit bag or radon stickers.

We are between two systems at the moment, so appreciate your patience.  If you are applying for new residential construction, this is made via CloudPermit.  Which means no hardcopies of drawings, forms, etc.

If your project is for anything existing or commercial, etc.  this application would be made using our permit application forms and hardcopies.  The permit package would be compiled and submitted at City Hall for review prior to acceptance.  We accept digital drawings, so no hard copies are needed.
